Property Description

Dating back to 1730, this beautifully renovated Breton farmhouse is now a comfortable family home with independent gite. The grounds surround the property & the views across the Rance Valley are the perfect backdrop. It is very peaceful here yet, the village bar is an easy stroll & the centre of Dinan only 20 mins away. It’s very much the best of both worlds.

The property was completely refurbished by local artisans in 2021 and the attention to detail is evident throughout.  The septic tank conforms and the energy performance rating is C which means the house is very comfortable throughout the year - cool in the summer and cosy in the winter.  The gite is a flourishing business with many repeat visitors and a 5 star rating.

There is a total 218m2 habitable space.  Here’s the layout:

Main House

Ground Floor:

Kitchen - 24.7m2 including a wood-fired La Nordica rayburn oven (similar to aga) in addition to a traditional oven.  There is plenty of space for a good-sized dining table.

Living / Dining Room - 41m2 - with Jotul wood burner and beautiful Breton stonework feature

First Floor:

Landing - 4.5m2

Office/Bureau space - 20m2

Bedroom 1 - 12.9 m2

Bedroom 2 - 14.45m2

Bathroom & WC - 7.2m2

Second Floor:

Studio - 42.2m2 - currently a music / painting space, but easily adapted into a fifth bedroom

En suite Shower Room & WC - 5.17m2

At the eastern end of the house and accessed via the kitchen, there is a workshop area of 20m2.  The space has a new concrete floor, new electrics and plumbing and is currently used as a utility room / cloakroom, but offers potential for future development.

Annexe / Gite

The annexe has an independent entrance and can also be accessed internally from the main house.  It is attached at right angles to the main house.

Ground Floor:

Kitchen - 20.3m2 with small log burner

Living Room - 19m2 with Jotul log burner

Utilities & WC - 3.1m2

First Floor:

Bedroom 3 - 19m2

Bedroom 4 - 14.7m2

Bathroom & WC - 4.19m2

The gîte has a private garden area and a west-facing terrace.  Both bedrooms have views across the Rance Valley and surrounding woodlands.

Outside:

The grounds cover an area of 1.7 acres that surround the property and there is plenty of parking on a large gravelled parking area by the house.  The gardens are well stocked with an array of mature tree species and in the meadow, a fine orchard is taking shape.  The garden is a haven for wildlife and a profusion of wild flowers put on a particularly fine display in the Spring.  A wildlife pond completes the picture and it is all too easy to lose hours watching the diverse array of birds, insects and animals that frequent the garden.

Location:

Situated in Baumelin, a small rural hamlet in the Rance valley, it is just a 3 minute walk from the stunning woodlands that run down to the Rance reservoir.   A bar conveniently located 1km away in Guitté and there two other restaurants nearby should any refreshment be needed along the way.  Dotted with pretty villages, this is a wonderful area of Brittany to explore and the lively medieval town of Dinan is just 20mins away.   As well as plenty of independent bars, restaurants, cafés and shops, Dinan is one of Brittany’s best preserved and visited historic towns.  Nearby Lanvallay, Lehon  and the port area of Dinan are also well worth a visit

This area is ideal for outdoor enthusiasts, particularly if you enjoy water-based activities.  The Emerald coast is a 35 minute drive and, slightly closer to home Lac Betineuc is a great centre for water sports, swimming, fishing and sailing.

The area is well connected and the nearest train station at Caulnes is 4.9 miles away and the station at Quédillac is journey of 6 miles.  Rennes airport is 29 miles away and Saint-Malo ferry port is a 45 minute drive.
