The house and buildings sit in approximately 2.5 acres of lovely grounds. The garden is dotted with fruit trees (plums, cherries, pears, mulberries, figs and walnuts) and there is a fabulous raised terrace which overlooks the pool and the countryside beyond. This provides the perfect space for al fresco dining. 





A neighbour currently uses the paddocks to graze several horses for short periods during the summer. This works well for the current owners but can be terminated at any time. Included in the sale will be an elderly but reliable Massey-Ferguson diesel tractor with full width 'topper' (cutter) for maintaining the paddocks.

The property is situated in the small hamlet of Camboulan, in an elevated position in a loop of the river Lot. A gravel tree-lined driveway leads to the house and although there are other properties in the hamlet, the property is very private and peaceful. The closest village is Ambeyrac, which is a 4min drive. Here you’ll find a village shop with ‘depot de pain’ and a butchers. The towns of Cajarc and Villeneuve are both about a 15min drive. Both have good restaurants, shops, weekly markets and there’s a Carrefour supermarket in Villeneuve. The historic towns of Fiegeac and Villefranche are both about a 30min drive.





The picturesque River Lot is a 10min walk and the property is on the edge of the beautiful Causses du Quercy National Park.
