Property Description

This very significant 18thC manor house is just bursting with character.  It is the perfect combination of comfortable living, combined with loads of exposed stone walls, beams, flagstones, wood paneling and open fireplaces.  The outbuildings include a bakehouse, watermill and summerhouse.

The manor house is situated about 5 kms from the small market town of Javron-les-Chappelles and a similar distance from Le Ribay.  There are a few shops slightly closer still, but Javron has a boulangerie, small supermarket, pharmacy and even a couple of bars and restaurants.  Market day is on a Friday.  The region is rural and  quiet, perfect for walkers, cyclists and horse riders.  There are some good attractions for children, with a great skate park and paint balling, and a leisure lake just 30 minutes away.

Whilst the property dates from the 18thC there is evidence that the site dates back to the 14thC when the settlement was established as a fortified outpost for the King of France.  Approached by a long drive, entry to the house is through a wide, light-filled porch with a vaulted ceiling and stone floor.  The kitchen has been arranged in a relaxed, country style, with some fitted units but lots of open shelving.  The oil/wood-fired, Aga-style stove provides the house with heating.  There is loads of space for a farmhouse breakfast table and seating for 8.

There are 3 spacious reception rooms.  A study/library, with polished wood floor and character fireplace, dining room with exposed stone walls and beamed ceiling, and a sitting room with wood-burning stove and access to the gardens. A shower room/utility room completes the ground floor accommodation.

The fine, oak staircase leads to the first floor where there are 4 well proportioned bedrooms (one needing completion) and a bathroom.  Some of the bedrooms have character fireplaces and there are lots of unusual and interesting features.  So often houses of this age suffer from low ceilings but this house is quite the opposite, being both unusually light and spacious.

Outside there is an attractive south-facing terrace, which overlooks the gardens below, a small lake and a trout stream.  There are some delightful outbuildings, including an ancient watermill, an old bakehouse, a summerhouse, further outbuildings and two large fields laid to pasture.  The summerhouse which is open to one side overlooks the lake and catches the last of the afternoon sun.  In the summer it is used as a kitchen and dining area.  Should the new owner require further land an additional acre is available, together with a large barn.

The area is easily accessed by ferry from the ferry ports of Cherbourg, Caen, St Malo and Le Havre.  If you prefer to fly then the airports at Rennes, Dinard, Nantes, Tours and even Paris are all within reach.
